If price-per-entry is what matters most

Kasara is the lowest entry point at ₹1.09 Cr, and it's also the only villa community (alongside Shahapur) that comes with an assured rental figure — up to ₹40,000 a month, written into the agreement. It's the furthest out at roughly 2 hours 15 minutes, and the trade you're making is distance for a genuinely cooler, forest-wrapped hill climate you won't get closer to the city.

If you want the most accessible option

Khardi is the closest of the estate-style communities at about 90 minutes, sitting near both the old Mumbai–Nashik Highway and the Samruddhi Mahamarg. It's also the more affordable of the two 10,000 sq.ft estate communities — the same complete-private-resort concept as Igatpuri, at roughly three-quarters the price, mainly because Igatpuri sits further out in Nashik District.

If space and privacy matter more than proximity

Igatpuri and Khardi are structurally different from Shahapur and Kasara — each owner gets a full 10,000 sq.ft private estate (a 2,000 sq.ft villa, clubhouse, game zone, home theatre, pool, gazebo, and turf, all behind one gate), not a villa inside a shared community layout. Igatpuri has released only five of these; Khardi, twenty. If you want an entire private resort rather than a villa in a managed community, this is the category.

If a riverfront, flagship address is the priority

Shahapur is closest at 70 minutes, along a private riverfront, and it's our flagship community — the widest configuration range (2 to 5 BHK, fully customizable). It's also the one closest to selling out: only 5 to 8 units remain.

There's no universal "best" here — only the one that matches what you're actually solving for: entry price, drive time, rental structure, or how much private space you want.
