The honest case for and against buying a villa in Shahapur: the drive, the river, the price, the rent, and who should look somewhere else.
Start with the drive, because it decides everything
Shahapur sits on the Mumbai to Nashik Expressway, about 70 to 90 minutes from Mumbai. That is the single biggest reason people buy a villa in Shahapur, and it is a better reason than it sounds. A second home only works if you go.
Most families we meet have already done the maths on Lonavala or Alibaug and found that the drive quietly kills the habit. You go four times in the first year and twice in the second. Shahapur is near enough that a Friday evening trip is normal, not a project.
The honest flip side is that Shahapur is not a hill station. You will not get the cool mist of Kasara or the lakes of Igatpuri. You get the river, the pool and the time you saved on the road.
What a villa in Shahapur actually gives you
Our Shahapur community is our flagship. The villas sit along a private riverfront, and every villa has its own pool. Layouts can be sized from 2 to 5 bedrooms, so you build for your family rather than fit into a fixed plan.
The community is gated and managed all year. There is a clubhouse, landscaped gardens, a riverfront deck and 24 hour security. When you are not there, someone is looking after it. That matters more than most first time buyers expect.
The Glass Resort Suites sit inside the same community. That means the resort, its lagoon and its dining are next door, and there are people around on weekends. A villa in an empty project can feel lonely. This one does not.
The case against, said plainly
Here is what a salesperson will not tell you. Shahapur does not have the name recognition of Lonavala or Alibaug. When you sell one day, fewer people will be searching for it by name, and property already takes longer to sell than gold or an FD.
None of these are reasons not to buy. They are reasons to buy with your eyes open.
- The climate is close to Mumbai's climate with a lot more green. If you want cool air, Kasara is the honest answer, at about 2 hours 15 minutes from Mumbai.
- It costs more than Kasara. Shahapur villas start at ₹1.25 Cr and Kasara villas at ₹1.09 Cr. That is about ₹16 lakh more for the river and the shorter drive.
- There is no fixed rent number for the Shahapur villas. They are eligible for our managed rental programme and can earn when you are away, but we do not write a monthly figure into the agreement.
- Only 5 to 8 villas remain, so your choice of position and river frontage is narrower than it was a year ago.
What ₹1.25 Cr onwards really means
₹1.25 Cr is the starting price. It is not the price of every villa. More bedrooms, a bigger layout and a better riverside position cost more. Ask for the total for the specific villa you want, with everything included, before you compare it to anything else.
Then compare it honestly with what you already spend. If your family takes resort weekends a few times a year, add those up over ten years. For many families that number is smaller than a villa, and that is fine. The villa is worth it only if you will use it far more often than you use resorts now.

What rent is honest to expect
If you want a villa in Shahapur to pay you a fixed sum every month, this is the wrong villa for that. The Shahapur villas are eligible for our managed rental programme. We can let the villa out when you are not there and look after the guests. It can earn. We do not promise how much, because the number depends on how often you use it yourself and on the season.
If a fixed rent written into the agreement matters to you, two of our projects have it. The Glass Resort Suites in the same Shahapur community pay an assured ₹21,000 a month in the first year, rising by ₹1,000 every year to ₹35,000 in year 15, paid whether the suite is booked or empty. On ₹75 lakh that is about ₹2,52,000 in the first year, roughly 3.4% before tax. The Kasara villas pay up to ₹40,000 a month, which is about ₹4,80,000 a year, or about 4.4% on ₹1.09 Cr before tax.
Rent is taxed as income, though rental income gets a standard 30% deduction before tax is worked out. That is general guidance, not advice. Your accountant should look at your own case.
Who should buy here, and who should not
After hundreds of these conversations, the pattern is clear.
- Buy in Shahapur if you want a place your family will actually reach most weekends without an argument about the drive.
- Buy if water at the doorstep and your own pool matter more to you than a hill view.
- Buy if you want the layout your way, from 2 to 5 bedrooms, in a community that is already lived in and looked after.
- Do not buy in Shahapur if the main reason is monthly rent. Look at the Glass Resort Suites or Kasara instead.
- Do not buy if you want cool mountain air. That is Kasara or Igatpuri.
- Do not buy anywhere if you have not stood on the plot. Photos hide the drive, the neighbours and the noise.
What to do before you decide
Drive there on a Friday evening, not a Sunday morning. That is the trip you will actually make. Time it from your own door.
Then ask us these things and expect straight answers:
If the answers hold up and the drive felt easy, Shahapur is a good place to buy a villa. If the drive felt long even at 90 minutes, be honest with yourself. A resort suite you can use without owning the upkeep may suit you better than any villa.
- The full price of the specific villa I want, with nothing left out.
- What the managed rental programme does and does not cover, in writing.
- Copies of the title documents and the sanctioned layout. Registration details are shared per project on request. Show them to your own lawyer.
- How many villas are left and which positions are still open.
- What upkeep costs after possession, who pays for what, and how it is billed.
