Type Khardi into a search bar and half the results will show you glass office towers in Pune. Here is the honest guide to buying property in Khardi in Thane district, 90 minutes from Mumbai.

First, let us clear up the spelling

If you are looking at property in Khardi, your phone will constantly try to autocorrect it to Kharadi. That single extra letter puts you in Pune, on the other side of the ghats.

Kharadi with an extra A is an IT hub in eastern Pune, full of high rise flats and software parks. Khardi without the A is a quiet green town in Shahapur taluka, Thane district, on the Mumbai to Nashik corridor.

When Mumbai and Thane families talk about buying a weekend home or land on the Nashik highway side, they mean Khardi in Thane district. It sits ringed by the Sahyadri hills, near Mahuli Fort and the Tansa forest, about 24 km before you reach Igatpuri.

Where Khardi actually is and how you get there

Khardi is about 80 km from Mumbai. In normal morning traffic, the drive takes about 90 minutes. You take the Mumbai to Nashik Expressway, passing Thane, Bhiwandi and Shahapur town before the road starts climbing gently toward the Kasara ghat.

It is also close to the old Mumbai to Nashik Highway and connects easily to the Samruddhi Mahamarg. Unlike many weekend home pockets where you are forced to drive every time, Khardi has its own railway station on the Central line between Kalyan and Kasara.

That station matters more than people think. It means your caretaker, your cook, or your older relatives can reach the house by local train without waiting for a car.

Type Khardi into a search bar and your phone will try to send you to Pune, far from the actual hills of Thane district.

Why the air and trees here stay the way they are

One reason buyers look for property in Khardi is what cannot be built around it. Much of this belt lies inside a protected catchment area that supplies Mumbai's drinking water.

Because the lakes and forests around Tansa and Vaitarna are protected, heavy polluting industry is kept out. The air stays clean and the hills stay green.

For a buyer, that is both a blessing and a rulebook. You get quiet surroundings that will not turn into a factory zone five years from now. At the same time, it means you must be extra careful that the exact plot you buy has full permission to be built on.

What land and homes in Khardi are like

Drive around Khardi and you will see three kinds of real estate. First, raw agricultural land sold by the acre, which looks cheap on paper but comes with strict rules on who can buy it and how many square feet you are allowed to build.

Second, small plotted layouts where a developer cuts land into 1,500 to 3,000 sq ft pieces and leaves you to handle construction, water and security yourself. Third, gated villas and larger private estates where the builder hands over both the land and the finished structures.

Because land here usually costs less than in the better known weekend towns, your money buys a much larger footprint. You do not have to squeeze a four bedroom house onto a tiny plot where your neighbour's window looks straight into your pool.

Five things to check before you pay a token in Khardi

Rural and semi rural land in Maharashtra has its own paperwork. What follows is general guidance, not legal advice, so always have an independent property lawyer read the file before you sign.

When you visit any property in Khardi, ask to see these five things on the table and on the ground:

Where our Khardi private estates fit

When we planned our project in Khardi, we did not want to build another crowded row of villas sharing one common clubhouse. Instead, we divided the land into 20 private estates of 10,000 sq ft each. There are only 20 estates because the land divided by 10,000 sq ft per owner only holds 20.

Each 10,000 sq ft NA plot is a complete private resort behind your own gate, with clear title and a sanctioned layout. Inside your boundary wall, you get a 2,000 sq ft villa, a 250 sq ft swimming pool, a 1,000 sq ft private party hall, a 1,000 sq ft game zone, a 750 sq ft six seat home theatre, a 300 sq ft two level gazebo, a 750 sq ft children's play area, a 1,500 sq ft turf for cricket or football, and 200 sq ft of separate staff quarters.

These estates start at ₹3.25 Cr onwards. That is roughly three quarters of the price of the same estate further up the road at Igatpuri. Registration details are shared per project on request.

If you do not use the estate every weekend, it can earn revenue from staycation rentals, corporate offsites and family events like birthdays. We offer managed upkeep, though we do not run the rental bookings in Khardi and we never promise a fixed monthly figure.

What to do next

Do not judge Khardi from a brochure or a map pin. Pick a Saturday morning, set your navigation to Khardi in Shahapur taluka, and time the drive from your own building gate.

Look at two or three different projects on the same trip. Ask every seller for the NA paper and the layout sanction before you talk about price. If a 10,000 sq ft private estate sounds like what your family will actually use, come walk one of our plots and measure the space for yourself.
