"Assured" and "illustrative" show up in almost every property brochure in India, often used interchangeably. We don't think they should be. Here's the difference, and exactly where each one applies across our own communities.
Rental-income promises are one of the most common places a property pitch quietly overstates itself. So rather than use one soft word for every community we build, we split our own communities into two honest categories — and we'd rather you know which is which before you ask.
Assured: a fixed number, in the agreement
Two of our communities carry a rental figure we call assured — meaning it's a specific number, written into the registered agreement, that we commit to paying regardless of how often the property is actually booked in a given month.

This works because both are fully managed by Pool City end-to-end — we run the bookings, host the guests, handle the turnover, and the owner is paid the agreed figure whether the suite was full that month or half-empty. The risk sits with us, not the owner. That's what "assured" is actually supposed to mean, and it's why it only applies where we control the whole rental operation.
Illustrative: a real possibility, not a promise
Igatpuri and Khardi are structured differently — each owner holds a complete 10,000 sq.ft private estate, not a unit inside a centrally-managed resort. We list real revenue streams these estates can realistically generate — staycation rentals, corporate offsites, private events — because gated estates with a party hall, pool and turf genuinely do attract this kind of demand along the Mumbai–Nashik corridor. But we don't manage the bookings for you there, so we don't attach a guaranteed monthly number to it either. We say so directly on those pages, in those words, because a number we can't actually back shouldn't be printed just because it looks good in a brochure.
Why this distinction should matter to you
If a rental figure is genuinely assured, ask to see it written into the agreement — not just quoted on a call. If it isn't in the agreement, it's a projection, and projections are useful for planning but shouldn't be treated as income you can count on. We'd rather you hold us to that standard on our own listings than discover the difference after signing.
