"Limited units" is one of the most overused phrases in Indian real estate marketing — usually meaningless, since a developer can simply build another tower. At Igatpuri and Khardi, the number is real, and it's real because of what we're actually selling.

An apartment building's unit count is a design decision — add a floor, subdivide differently, and the number changes. Our estates at Igatpuri and Khardi aren't apartments. Each one is a full 10,000 sq.ft Non-Agricultural plot holding a complete private resort: a 2,000 sq.ft villa, a private club house, a game zone, a six-seater home theatre, a swimming pool, a gazebo, and a 1,500 sq.ft turf — all on one plot, behind one gate, in one name.

Why the count is fixed

Once you commit 10,000 sq.ft per owner — not per building, per owner — the number of estates a given landholding can support is arithmetic, not marketing. Igatpuri's landholding supports five. Khardi's supports twenty. There's no floor to add, no way to subdivide further without breaking the thing that makes it a private estate rather than a shared community.

Ten thousand square feet. One gate. Your name on it. That's the constraint that sets the number — not a countdown timer designed to rush you.

What this means if you're deciding

It means the scarcity claim on these two pages is genuinely load-bearing, not a UI trick. It also means the honest question to ask any developer using "limited units" language is: limited by what? If the answer is "we chose to build fewer," that's a marketing decision. If the answer is "the land only holds this many at this size," that's a structural one — and worth confirming before you take the number at face value, on our site or anyone else's.
