"No bank loan, no interest" is the line people remember. It's also the line most likely to make someone assume there's a catch. There isn't one — but there is a real structure behind it, and it's worth understanding before you book.
Two of our offerings — freehold plots at Atgaon, and Glass Resort Suites at Shahapur — are sold on a monthly plan instead of asking for the full price upfront. Both work on the same basic principle, with different numbers attached.
The plot or suite is registered in your name from booking — you're paying it off, not renting toward it.*
What it actually is
This is a payment facility offered directly by the developer — not a bank loan, not a credit line, and not an assured-return investment scheme. You're paying us in instalments instead of paying us all at once. There's no lender in the middle, which is exactly why there's no interest, no credit score check, and no loan-processing fee.
At Atgaon, that means ₹50,000 a month toward a plot priced from ₹49 Lacs, with the plot registered in your name while you're still paying it off. There's no deadline to finish building — you can start whenever you're ready.
At Glass Resort Suites, it's a ₹1 Lakh token to reserve the suite, followed by a fixed ₹50,000 a month across a 120-month (10-year) term, against an all-inclusive price of ₹75 Lakhs.
What it isn't
It isn't a rent-to-own scheme where you risk losing what you've paid if you stop. It isn't an informal handshake arrangement either — every instalment plan is set out in a registered agreement for sale, the same legal document that governs a straight cash purchase, just with a payment schedule instead of a single payment date.
And it isn't free of paperwork just because there's no bank involved. You'll still go through the same title verification, registration and documentation as any other property purchase — we'd actually encourage you to have your own lawyer look at it independently before you sign, same as we'd suggest for a straight purchase.
Why we built it this way
Most people who want land or a second home near Mumbai aren't short on intent — they're short on having a lump sum ready on the day the right property comes up. Spreading the cost into a flat, interest-free monthly number removes that specific obstacle, without asking a buyer to take on debt to do it.
