When you look at an Atgaon plot price on an ad, it rarely tells you whether the road, water, and non agricultural papers are included. Here is our exact price, what it works out to per sq ft, and what you need to budget beyond the base cost.
What our plots cost and what that means per sq ft
If you are looking at land off the Mumbai to Nashik highway, the first thing to check is what kind of land is being quoted. Raw agricultural land without a road or clear papers looks cheap on paper, but costs you years of paperwork later. At our 27 acre gated township in Atgaon, the starting Atgaon plot price is ₹49 lakh onwards for an entry plot of 2,260 sq ft.
Let us do the simple arithmetic on that entry plot. Divide ₹49,00,000 by 2,260 sq ft and you get about ₹2,168 per sq ft. That per sq ft number is not just for bare soil. It pays for land that is already converted to non agricultural use, sits inside a compound wall, and has a tar road, water line, and power cable right up to the boundary.
We have 277 numbered plots on the sanctioned layout, and they come in three main size bands.
- 2,260 sq ft entry plots, starting at ₹49 lakh
- 3,000 sq ft and up for mid size plots, for families who want a bigger lawn
- 3,900 sq ft for the largest single plot
- Adjacent plots that can be combined if you want a corner piece or wider road frontage
What is already built inside the gate
Most plotted developments sell you a boundary stone in a field and promise that the clubhouse and roads will come in three years. We built the township first. When you drive into Atgaon today, about 80 km from Mumbai and 60 km from Thane, you are walking into a working township, not a field.
Because the clubhouse and guest rooms are already running, your family can stay in the guest rooms and use the clubhouse before you build. You do not have to wait until you build your own house to enjoy the land. Everything below is complete and open right now.
- Tarred internal roads on 9 metre and 12 metre alignments with LED street lights
- Water connection, electricity, and underground drainage across the entire layout
- Compound walls, decorative gates, 24 hour manned security, and CCTV
- Swimming pool with a rain dance deck and poolside lawn
- La Casa multi cuisine restaurant and the Familia lounge at the clubhouse
- Air conditioned guest rooms so you can stay overnight before you build
- Floodlit box cricket arena, indoor games, party hall, and children's play area
How the ₹50,000 a month payment plan works
Many Mumbai families want to buy a piece of land in their own name, but do not want to break fixed deposits or liquidate mutual funds all at once. If you take a bank loan for a plot, you end up paying heavy interest over ten or fifteen years. To solve this, we offer a developer payment facility on select plots priced from ₹49 lakh.
Here is how it works. You visit the site, pick your exact plot number on the sanctioned layout, and pay the booking amount. The plot is registered in your name right from booking. After that, you pay ₹50,000 a month directly to us until the price is paid off. The exact booking amount and the number of months depend on the plot size you choose, and both are written clearly into your registered agreement for sale.
This is not a bank loan and there is no lender in the middle, which is why you pay no interest. You are also not renting toward ownership. The land is freehold and in your name, and there is no deadline on when you must build your house.
Stamp duty and other costs you must budget for
The ₹49 lakh is the plot price. When you calculate your real budget around the base Atgaon plot price, you need to set aside money for registration and state charges so nothing surprises you on signing day.
Please treat this as general guidance and not legal or tax advice, because government rates can change. Before you book, ask our team for a written cost sheet for your specific plot number that lists every rupee of these extras.
- Stamp duty and registration charges paid to the Maharashtra government to register the plot in your name
- Legal and documentation fees for preparing and filing the agreement
- Township maintenance charges to keep the roads, security, lights, and common areas running
- Your future construction cost, which you only spend years later if and when you decide to build a villa
What to check on paper and on site before you pay a rupee
You should never take a developer's word on land papers, including ours. Atgaon is 2 km off the Mumbai to Nashik Highway, 4.9 km from Atgaon railway station, and 14 km from the Samruddhi Mahamarg exit. The location makes it an easy two hour drive from Mumbai, so come and verify everything with your own eyes first.
When you visit, ask to see the four documents that matter for any plot in Maharashtra. First, check that it is freehold, meaning you own it outright forever. Second, check the non agricultural order, which proves the land is already converted so you do not need a fresh conversion approval to build. Third, read the town planning layout sanctioned by the competent authority, and match the plot number on the map to the physical marker on the ground. Fourth, take copies of the title papers and have your own independent lawyer verify the ownership chain.
Ask for our project registration details and full document file when you sit down with us. We will show you every page before you decide.
