Four words decide whether a plot near Mumbai is something you can safely build on, or a legal problem waiting to surface. Most brochures use them as decoration. We'd rather you know what they actually mean.

Freehold vs leasehold

Freehold means the land is owned outright and registered in your name, indefinitely. Leasehold means you hold rights for a fixed term — sometimes decades, but still a lease, with an end date and a lessor who technically still owns the land. Every plot we sell at Atgaon is freehold: registered in your name, not leased to you.

NA — non-agricultural

Land in Maharashtra defaults to an agricultural land-use classification, which restricts what you can legally build on it. "NA" means the land has been officially converted for non-agricultural use — the conversion has already happened, before you buy, not left for you to chase after registration. That's the difference between a plot you can start building on immediately and one that needs a separate approval process first.

Clear title

A clear title means the ownership chain has been verified with no competing claims, disputes, or encumbrances attached to the land. It's the single most important thing to verify before booking any plot in India — and the thing most often skipped under sales pressure.

Sanctioned layout

A "sanctioned" town-planning layout means the plot subdivision, internal roads and infrastructure plan have been approved by the competent local authority — not just drawn up by the developer. At Atgaon, that's a 277-plot layout on 9.0m and 12.0m internal roads, approved before a single plot was sold.

What we tell every buyer, and what we'd tell you even if we didn't sell land

Freehold, NA, clear title, and sanctioned are all necessary — but hearing a developer say them isn't the same as verifying them. We'd rather you carry out your own independent title and document check before booking, the same advice we'd give if you were buying from anyone else. What that gets you at Atgaon specifically: you may build immediately with no conversion or fresh approval needed, the plot is registered outright in your name, bank finance remains possible subject to the lender's own assessment, and resale is unencumbered because the title transfers cleanly.
