When you look for an assured rental income property near Mumbai, you will see big numbers on social media and very little in the actual sale agreement. Here is how to separate an estimate from a legal commitment, using our own projects and exact rupee numbers.
A brochure is not a contract
If you drive up the Mumbai to Nashik highway or scroll through property ads on your phone, almost every builder will tell you their weekend villa can earn you a fat monthly income. Usually, they are multiplying a high Saturday night tariff by 15 or 20 nights a month. That is an estimate, not a promise.
At Pool City, we build across Shahapur, Atgaon, Khardi, Kasara and Igatpuri. Even within our own company, we draw a hard line between two kinds of rental income. At our 10,000 sq ft estates in Khardi and Igatpuri, any rental revenue is purely illustrative. Those homes can earn when guests book them, but the income goes up and down with the season.
Only two of our offerings have assured rent written into the registered agreement: our pool villas at Kasara and the Glass Resort Suites at Shahapur. When you shop for an assured rental income property near Mumbai, the very first thing to ask is whether the exact rupee amount appears in the draft agreement for sale.
What a real assured rent agreement looks like in rupees
Let us look at the exact numbers for the Glass Resort Suites inside our Blue Lagoon resort at Shahapur, about 90 minutes from Mumbai. These are two bedroom suites with floor to ceiling glass walls, a glass ceiling for stargazing, and a private rooftop lounge, set around a 16,000 sq ft private lagoon.
The starting price is ₹75 lakh, all inclusive, subject to unit and availability. Instead of taking a bank loan, you can pay the developer directly. You pay ₹1 lakh to reserve, 10% of the value within 15 to 20 days, another 10% in the 18th month, and ₹50,000 a month for 120 months. There is no bank, no interest, and no credit check.
From the 19th month, the assured rent starts. In the first year of rent, Pool City pays you ₹21,000 every single month. That is ₹2,52,000 for the year, which works out to about 3.4% on the ₹75 lakh price before tax. Every year, that monthly rent rises by ₹1,000. By year 15, we pay you ₹35,000 a month, or ₹4,20,000 for the year, which is about 5.6% on ₹75 lakh before tax. Over the full 15 year rental term, the total rent paid to you is ₹50,40,000.
Who takes the risk when the suite sits empty?
In a normal holiday home, a quiet Tuesday in July or a rainy week in August means you earn nothing, while you still pay for the watchman, the gardener, and the pool cleaning. In an assured rent model, the developer runs the resort and takes the booking risk.
At the Glass Resort Suites, Pool City pays you your monthly ₹21,000 to ₹35,000 whether your suite was booked every night or sat empty all month. You also pay zero maintenance charges for those 15 years. Housekeeping, upkeep, and guest turnover are handled by us, while you still get 21 complimentary holiday nights every year to use the property yourself (14 nights at the resort plus a 7 night international holiday).
We offer a similar assured rental structure on our pool villas at Kasara. Because villa sizes and prices vary by plot and layout, our team shares the exact Kasara price sheet, rental schedule, and registration details on request. The principle remains identical: if we call it assured, it goes into the registered contract.
How the return compares to a bank fixed deposit
Smart Mumbai buyers always compare a second home to leaving the money in a bank fixed deposit. You should do this math before you visit any site.
On annual income alone before tax, a bank FD paying 6.5% interest beats our starting rent. A 6.5% FD on ₹75 lakh gives you ₹4,87,500 a year before tax, whereas the suite starts at ₹2,52,000 a year and climbs to ₹4,20,000 a year by year 15.
However, three things change the picture over time. First, under current tax rules, rental income gets a standard 30% deduction before tax is calculated (meaning you only pay tax on ₹1,76,400 in year one), whereas FD interest is taxed on every rupee at your slab rate. Second, you pay zero maintenance for 15 years while getting 21 family holiday nights a year. Third, when an FD matures, you only have your original cash back, whereas at the end of the payment plan, you hold a registered property in Shahapur. Please treat this tax note as general guidance and check your exact numbers with your chartered accountant.
The catch you must check: who is making the promise?
Here is the truth that most developer blogs will leave out. An assured rental agreement is only as strong as the company signing it. If a builder has never run a resort, has no hospitality staff, and sets the rent unrealistically high just to sell the unit, they will struggle to pay you three years from now.
Assured rent comes out of real resort operations. At Pool City, we have over 7 years of experience, with 50+ villas delivered and 150+ under construction across 20 lakh+ sq ft of developed land. Our founder, Sagar Chheda, worked across retail, food, and hospitality before building weekend homes, which shapes how our clubhouses, dining, and wellness wings are run.
When evaluating any assured rental income property near Mumbai, you are not just buying brick and glass. You are judging the operator who will run the property for the next decade and a half.
Six questions to ask before you pay a token anywhere
Whether you visit our suites in Shahapur, our villas in Kasara, or another developer entirely, take this checklist with you and ask for written answers.
- Show me the draft Agreement for Sale: is the exact monthly rupee rent written inside the registered contract, or is it in a separate letter?
- When does the rent start: what is the exact month the first payout hits my bank account?
- What is deducted from my rent: do you cut maintenance, electricity, club fees, or management commission from the monthly figure?
- What happens if nobody books my unit in the monsoon: does the monthly payment stay the same?
- How many operational homes are you running today: can I visit a resort you already manage and see how the housekeeping and kitchen work?
- What is the MahaRERA number: for our Glass Resort Suites, it is PR1330002500101, which you can check on the official MahaRERA website today.
How to check our numbers yourself
Do not take a brochure's word for it, including ours. If you want to see how the Glass Resort Suites or the Kasara villas work, ask our team to send you the payment schedule and the rental clauses from the agreement.
We encourage every family to have their own lawyer read the paperwork before reserving. Come drive up to Shahapur for a morning, walk around the 16,000 sq ft lagoon, and see what is already built on the ground.
