If you are looking at a villa for sale in Karjat, you should also look at the Mumbai to Nashik highway belt. Both sit under two hours from the city, but they suit very different families.

Why the drive from your own building matters most

When you look for a villa for sale in Karjat, the map usually says the drive takes about 1 hour and 45 minutes from Mumbai. That is true on a clear morning. What matters more is which part of Mumbai you live in.

If you live in Navi Mumbai, Chembur, Panvel or South Mumbai via the trans harbour link, getting out towards Karjat is straightforward. You leave the city traffic behind quickly.

If you live in Thane, Mulund, Powai, Borivali or anywhere along the Eastern Express Highway, cutting across to the Pune side adds city traffic before your highway drive even begins. For those families, driving straight up the Mumbai to Nashik highway towards Shahapur, Atgaon, Khardi or Kasara is simply an easier Friday evening. A second home only gets used when the first 45 minutes of the drive do not exhaust you.

What Karjat gets right, and where it feels crowded

Karjat became popular for good reasons. It sits in a green valley with seasonal rivers and wide hill views. During the monsoon and winter months, the scenery is lovely. Because it has been a weekend destination for decades, you also find plenty of local markets and restaurants nearby.

The flip side of that popularity is crowding. Many village roads around Karjat now have farmhouses, homestays and gated plots side by side. On a long weekend, the local roads and bridges can jam up just like the city.

If you want to rent your home out to weekend guests, this cuts both ways. Guests already search for Karjat by name, so demand is proven. At the same time, your home is competing on booking apps against many other properties in the same valley.

What the Shahapur, Khardi and Kasara belt offers instead

The belt from Shahapur to Igatpuri runs along the Mumbai to Nashik highway. Because it opened up to weekend home buyers slightly later than Karjat, the land parcels are often larger and the surroundings feel quieter.

In places like Khardi and Igatpuri, it is still possible to buy private 10,000 sq ft estates rather than a tight plot in a crowded lane. In Shahapur and Kasara, gated pool villa communities sit close to the highway while looking out at hills and forest valleys.

We have spent over 7 years building in this corridor, delivering more than 50 villas with another 150 plus under construction. Families who buy here usually tell us they chose it because they wanted open space and quiet mornings without driving three hours.

Land size, water and daily upkeep

Once the novelty of a new view wears off, owning a second home comes down to three practical things: how much space you get, where the water comes from, and who cleans the swimming pool on Tuesday when you are in Mumbai.

When you compare a villa for sale in Karjat with one in Shahapur or Kasara, do not just look at the bedroom count. Ask these questions on both sides before you decide.

How rental income works in both belts

Many families want their weekend home to pay for its own upkeep through holiday rentals. The honest truth is that running a single villa on your own is hard work, whether it is in Karjat or Kasara. Answering guest calls, fixing air conditioners and managing housekeeping from Mumbai takes the joy out of owning the place.

In our Mumbai to Nashik projects, we solve this by managing the homes ourselves. At Kasara and at our Glass Resort Suites in Shahapur, the rental income is assured and written directly into the registered agreement. At our larger estates in Khardi and Igatpuri, owners can earn rental revenue through holiday stays, though those figures are illustrative and depend on usage.

When you compare projects, always check whether the builder stays on to run the resort after construction finishes.

Why we are coming to Karjat next, and what you should do now

We have built over 20 lakh sq ft across the Shahapur to Igatpuri belt for more than 300 customers. Now we are bringing a new Meravilla Pool City community to Karjat, set by the river amid the hills.

Because the Karjat project is coming soon, we have not published prices, floor plans or rental terms yet, and we will share full RERA registration details once the project is registered. We are currently taking early interest registrations for families who want first in line pricing when it opens.

If you are deciding between the two belts today, do a simple test. Drive from your own building to Shahapur one Sunday morning, and to Karjat the next. See which drive feels easier for your family, and look at finished, lived in villas before you put down a token anywhere.
