If you are looking up Pool City Shahapur on your phone, you probably want the plain numbers before you spend a Sunday on the highway. Here are the direct answers to what families ask us every week, including the reasons not to buy.

Who is behind Pool City and what is already built?

When you search for Pool City Shahapur, you are looking at Meravilla Infra Pvt Ltd. Our founder, Sagar Chheda, started his career with a first pay cheque of ₹800 and spent two decades in retail, food, hospitality and marketing before building weekend homes. That hospitality background is why we run our own resorts and upkeep rather than handing keys over and walking away.

Across our communities between Mumbai and Nashik, we have delivered more than 50 villas, with more than 150 under construction and over 20 lakh sq ft developed. More than 300 families own with us across 7 plus years of work. On 31 July 2026, Mid Day featured our work in its Hot Property section.

At our Atgaon plotted township in Shahapur taluka, the tar roads, street lights, water, power, underground drainage, swimming pool and La Casa restaurant are already built and open. At our riverfront villa community in Shahapur, only the last 10 units remain. At Kasara, foundation and structure work is underway.

What do you sell and what are the real starting prices?

We build in one corridor: the Mumbai to Nashik belt across Shahapur, Atgaon, Khardi, Kasara and Igatpuri, with a new riverside community in Karjat coming soon. Every project is built for a different budget and a different kind of weekend. Here is the full list from lowest price to highest.

Ask us for the agreement, the title papers and the RERA number, then have your own lawyer read them.

How does the assured rental income work, and which projects have it?

Only two of our offerings have an assured monthly rent written into the registered agreement: the Glass Resort Suites at Shahapur and the pool villas at Kasara. We do not promise an assured rent number on any other project.

At the Glass Resort Suites (MahaRERA PR1330002500101), the rent starts from the 19th month at ₹21,000 a month in year one. It rises by ₹1,000 every year until it reaches ₹35,000 a month in year 15. On a ₹75 lakh price, that works out to about 3.4% to 5.6% a year before tax, which is ₹2,52,000 a year at the start and ₹4,20,000 a year by year 15. You also pay zero maintenance charges for those 15 years and get 21 complimentary holiday nights a year, split into 14 nights at the resort and a 7 night international holiday.

At Kasara, the agreement sets out an assured rent of up to ₹40,000 a month. On a starting price of ₹1.09 Cr, ₹40,000 a month is ₹4,80,000 a year, or about 4.4% a year before tax. In both projects, we pay that rent every month whether your unit was booked by guests or sat empty.

Our Shahapur riverfront villas are eligible for our managed rental programme, where your villa can earn when you are not using it, but there is no fixed monthly figure. At Khardi and Igatpuri, we do not run the bookings; your estate can earn from staycations, corporate offsites and family events, and any revenue numbers you see are illustrative only.

What are the downsides and who should not buy from us?

An assured rent in an agreement is only as strong as the company paying it. While we write the rent into the registered agreement and take the occupancy risk ourselves, you are still trusting our ability to run the resort over 15 years.

Second, if you are comparing pure cash returns before tax, a bank fixed deposit paying 6.5% on ₹75 lakh gives you ₹4,87,500 a year, which beats our starting rent of ₹2,52,000 a year. Rental income does get a standard 30% deduction before tax under Indian tax rules while fixed deposit interest is taxed in full, though you should treat this as general guidance and check your exact slab with your CA. Even so, if you never plan to use the home with your family and only want the highest monthly cash flow on day one, keep your money in the bank.

Third, real estate takes time to sell. You can break a fixed deposit or sell gold in an afternoon, whereas selling a villa, a plot or a resort suite takes months. You should also not buy from us if you want a crowded hill station market with shopping streets outside your gate, because Shahapur, Atgaon, Khardi and Kasara are quiet highway and forest belts.

What should you check before you pay a booking amount?

Do not take a brochure or a phone call as proof of anything. Before you book a plot, a suite or a villa with Pool City Shahapur or any other developer along this highway, ask for the paperwork and have your own lawyer read it.
