Everyone tells you the price of pool villas near Mumbai. Almost nobody tells you what the pool, the garden and the gate cost every month after you get the keys. This is that list.
The price is the first number, not the last
Our Shahapur villas start at ₹1.25 Cr. That buys you a riverfront pool villa you can size from 2 to 5 bedrooms, with your own pool, a share of the clubhouse and the commons, and a place in a gated, managed community about 70 to 90 minutes from Mumbai. That is the price. It is not the full cost of owning the villa.
Before you ever swim in the pool, there are one time costs that sit on top of the price. Most builders mention them only at the end. We would rather you see them now.
- Stamp duty and registration. These are government charges paid when the sale is registered. The rates change from time to time, so ask for the current figure in writing before you decide. This is general guidance, not legal advice.
- GST, if it applies. Whether it applies depends on the stage of construction and the rules at the time. Again, ask for the exact amount and treat what we say here as general guidance only.
- Furnishing. A villa is handed over as a home, not a hotel room. Beds, sofas, a fridge, curtains and a good set of outdoor chairs all cost money. Decide your budget for this before you buy, not after.
- Your own legal check. Even with clear title and sanctioned land, which is what Shahapur has, a lawyer of your choosing should read the agreement. It is a small cost that buys peace of mind.
What a private pool actually costs to keep
This is the part most people skip, so we will not. A pool does not look after itself. It needs the water tested and balanced, the filter run for a few hours every day, the surface skimmed, the floor cleaned, and the pump and pipes checked. In the monsoon it needs more attention, not less, because rain changes the water every week.
That means a pool costs money every month whether you swim in it or not. The electricity to run the pump, the chemicals, the person who cleans it, and the occasional repair to a pump or a tile all arrive on their own timetable. A pool that is left alone for a month in summer will turn green. Bringing it back costs more than keeping it clean would have.
We are not going to put a number on this in an article, because the real figure depends on the pool size, the season and who is doing the work. What we will say is that anyone selling you pool villas near Mumbai should be able to tell you the monthly pool cost in writing. If they cannot, that tells you something.
The bills that arrive whether you visit or not
The pool is the biggest surprise, but it is not the only one. A second home has fixed costs that do not care how often you come. Here is the honest list.
- Security. A gate with nobody at it is just a gate. Shahapur has 24 hour security, and that is a paid service, not a free feature.
- Garden and commons. Lawns, plants and paths need water and hands. So does the clubhouse and the riverfront deck.
- Electricity and water at your own villa. There is a base charge even when nobody is home, and a bigger bill when the family and the air conditioning are both there.
- Repairs. Paint fades, a tap leaks, a door swells in the rain. Set aside something every year for this, because something will always come up.
- Property tax. Paid to the local body every year. The amount is set by them, not by us.
- Insurance. Optional, but sensible for a home you are not in most of the year.
What a managed community changes
In a community that is managed, most of the items above are bundled into one maintenance charge. Security, the gardens, the commons and the pool care are handled by one team, and you get one bill and one number to call. You still pay for these things. The difference is that you are not the one finding a pool cleaner in Shahapur on a Tuesday from your office in Andheri.
Shahapur is built this way. It is gated, it is managed all year, and it comes with rental management. That last part matters for the cost picture. When you are not using the villa, it can earn for you through the managed rental programme, and that income can go towards the running costs.
One honest line here. We do not quote a rent number for the Shahapur villas, and we are not going to start in this article. Assured rent written into the agreement exists only at Kasara and in the Glass Resort Suites. For Shahapur, the true answer is that your villa can earn when you are not there, and what it earns depends on how often you use it and how the season goes. If someone quotes you a fixed number for a villa like this, ask to see it in the agreement.
A simple way to work out your real yearly cost
You do not need a spreadsheet. You need four numbers, and you should get all four in writing from whoever is selling to you. Add them up and you have your honest yearly cost of ownership.
First, the monthly maintenance charge, times 12. Second, your own electricity and water for the year, based on how many weekends you think you will really go. Third, a repair fund, even a small one. Fourth, property tax and insurance. That total is what the villa costs you to keep, before any rental income comes in to offset it.
Then do one more sum. Write down what your family spent on resort weekends and holidays near Mumbai in the last year. Put the two numbers side by side. For some families the villa wins clearly. For some it does not. Either answer is fine. What is not fine is finding out after you have paid ₹1.25 Cr.
What to ask before you sign
Whether you are looking at pool villas near Mumbai from us or from anyone else, these are the questions that get you the real cost. Ask them on the site visit, and ask for the answers in writing.
- What is the monthly maintenance charge, and exactly what does it cover? Is the pool included, or separate?
- Who cleans the pool, how often, and what happens in the monsoon?
- What are the current stamp duty, registration and GST amounts on this villa, in rupees?
- What is the security arrangement, and is it staffed 24 hours or only at night?
- If I do not visit for three months, what will I still pay?
- Is there a rental programme, and is the income assured in the agreement or is it a 'can earn' arrangement? Both are fine, but you should know which one you are getting.
- Is the title clear and the land sanctioned, and can I see the papers? Registration details for our projects are shared per project on request.
