What RERA actually is

The Real Estate (Regulation and Development) Act requires most real-estate projects in India to register with the state regulatory authority — MahaRERA, in Maharashtra — before they're marketed or sold. Registration means the project's land title, layout approvals, and timelines have been filed with a regulator, and the developer is legally accountable for delivering what was promised, with a formal complaint mechanism if they don't.

A RERA number you can independently verify is worth more than any brochure claim, because it's the one thing a developer can't quietly walk back later.

What it doesn't cover

RERA registration confirms the project is legally on record and regulated — it doesn't vouch for rental-income claims, payment-plan terms, or amenity promises, which live in your registered agreement, not in the RERA filing itself. Registration is necessary; it isn't the whole picture.
