Buying a weekend place near Mumbai is the easy part. Here is the truth about holiday home maintenance from Monday to Friday, and what you should ask before you sign.

What happens to a weekend house from Monday to Friday

When you drive out of Mumbai to look at a weekend house, you always see it at its best. The grass is cut, the pool water is clear, and the floors are mopped. The question you need to ask on that Sunday afternoon is simple. Who is going to do all of this next Tuesday when you are back at your desk in Mumbai?

A flat in Thane or Mumbai can sit locked for a month and nothing much happens to it. Dust settles on the dining table and that is about it. A house on the ground between Mumbai and Nashik is different. It sits in open air, heavy monsoon rain, and bright sun. Nature tries to reclaim it every single week.

If nobody is opening the windows, running the water, and checking the roof, a weekend home stops being a holiday. You spend the first three hours of every Saturday cleaning, calling a plumber, and airing out damp mattresses. By the time the house feels nice, it is Sunday afternoon and time to pack for the drive back.

The six jobs that never stop

Good holiday home maintenance is not one big job once a year. It is six small jobs that have to happen every single week whether you visit or not.

If nobody is looking after your weekend home on a Tuesday, you will spend your Saturday working for the house instead of the house working for you.

Option one: Hiring your own local caretaker

Most first time buyers think they will hire a local family or a watchman from the nearby village to live on the plot or visit daily. Sometimes this works well for years. Often, it becomes a second job for you.

When you hire someone directly, you become the manager. You have to send money for pool chlorine, check on the phone if the grass was really cut, and find a backup when your caretaker goes home for a festival or falls sick. If a water pump breaks on a Thursday, you are the one calling local electricians from Mumbai.

There is also the awkwardness of arriving for a quiet weekend and finding the house was not cleaned properly because nobody checked their work. You did not buy a second home to become a remote supervisor.

Option two: Community upkeep vs full resort management

Buying inside a gated community takes away the biggest headaches. In our gated communities at Shahapur and Atgaon, the boundary security, internal roads, common garden areas and water supply are looked after by a team on site, and at Kasara the upkeep is managed too. You are not alone on a hill.

Even inside a gated community, though, you have to decide how much of your own house you want to look after. With an independent plot at Atgaon or a private 10,000 sq ft estate at Khardi or Igatpuri, you have a lot of private land and your own structure. Some families love gardening and tinkering with their house. Other families want to turn a key, drop their bags, and jump into the water.

For the second kind of family, full resort management is the honest answer. That is where the developer runs the entire property as a working resort, handles every bit of holiday home maintenance, and lets you use your home like a guest who happens to own the place.

How the zero maintenance model works at the Glass Resort Suites

We built the Glass Resort Suites inside the Blue Lagoon resort at Shahapur for Mumbai families and overseas Indians who want zero upkeep. It is a two bedroom suite with floor to ceiling glass walls, a glass ceiling for stargazing, a private rooftop lounge, and a 16,000 sq ft lagoon right outside your door.

Here, you pay zero maintenance charges for 15 years. Our resort team handles all housekeeping, pool care, repairs, and guest turnover. Because the suite sits inside a running resort with 30+ amenities, a spa, and dining, the staff is already there every day. You get 14 complimentary nights at the resort every year, plus a 7 night international holiday.

Instead of you paying every month to keep an empty house clean, the suite pays you. The price is ₹75 lakh all inclusive, which you can pay at ₹50,000 a month for 120 months with no bank and no interest after a ₹1 lakh reservation token, 10% (₹7.5 lakh) within 15 to 20 days, and another 10% (₹7.5 lakh) in the 18th month. From the 19th month, we pay you an assured rent for 15 years, starting at ₹21,000 a month in year one and rising by ₹1,000 every year to ₹35,000 a month in year 15. That is about 3.4% to 5.6% a year on ₹75 lakh before tax, paid every month whether your suite was booked or empty.
