If you are searching for plots near Mumbai under 50 lakh, you will mostly see two very different things. One is a cheap piece of farm land with a mud path, and the other is an entry size non agricultural plot inside a gated township where the roads and water are already in place.
What ₹50 lakh actually buys within two hours of Mumbai
When you scroll through property portals looking for plots near Mumbai under 50 lakh, the ads look very similar on a phone screen. You see green hills, a pin near a highway, and a price that sounds much easier than buying a flat in Thane or Mulund. What the ad rarely tells you is whether you are looking at raw agricultural land or a serviced residential plot.
Within a two hour drive of Mumbai, ₹50 lakh will not buy a large bungalow plot in the middle of an old hill station town. What it can buy, if you look along the Mumbai to Nashik highway belt in Shahapur taluka, is a 2,260 sq ft freehold non agricultural plot inside a ready, gated layout with tar roads, water, electricity and a working clubhouse.
It can also buy a much larger piece of raw farm land further off the road for less money. The reason the second option looks cheaper on day one is that every rupee of road, wall, water, power and legal conversion is left for you to figure out later.
A loose plot in a field versus an NA plot in a gated township
Many buyers start by looking at standalone plots carved out of a larger field by a local broker. The sticker price is tempting. Then you visit in July or in May, and you see what is missing.
When you buy a loose plot outside a township, you become your own project manager, security guard and liaison officer before you even lay a brick. In a sanctioned gated township, that shared work is already done and split across the layout.
- Permission to build: Agricultural land cannot be used for a regular weekend home without non agricultural conversion. An NA plot is already converted for residential use, so you do not have to chase a fresh NA order on your own.
- Road access: A field plot often sits at the end of a kachcha path that turns to mud in the monsoon or passes through a neighbour's land. A sanctioned township has wide internal tar roads connected to a public road.
- Water, power and drainage: Bringing an electric pole, a water line and proper drainage to a single plot is slow and expensive. In a ready layout, water, electricity and underground drainage already reach the plot line.
- Security when you are in Mumbai: A standalone boundary wall in an empty village belt is hard to watch from the city. A gated layout has a compound wall, manned gates and CCTV running 24 hours a day.
The six checks every plot buyer must run before paying a token
Never book land on the strength of a brochure map or a WhatsApp pin. Whether you buy from us or from anyone else, ask for the paper trail and have an independent property lawyer read it before you sign. Please treat this list as general guidance rather than formal legal advice.
- The 7/12 extract and title chain: Ask for the current 7/12 extract and the mutation entries going back through past owners. You are checking that the seller actually owns the land in their name, with no family disputes, bank charges or government claims.
- The Collector's NA order: Ask to see the non agricultural conversion order issued by the competent authority. Do not accept a verbal promise that NA is in process.
- The sanctioned town planning layout: A genuine plotted development has a layout map stamped and approved by the town planning authority, showing exact plot numbers, road widths and open spaces. Make sure the plot number you are buying is on that stamped map.
- Registration details: Ask for the project registration details and check them on the official portal before you book. For our projects, registration details are shared per project on request.
- Right of way and physical access: Drive to the gate yourself and walk to the exact plot marker. Check that the road from the highway to the gate is a real public road and that the internal road touches your plot.
- Water and electricity on site: Do not look at markings on a drawing. Look for actual street light poles, transformers, water lines and drainage chambers on the ground.
The costs that sit outside the sticker price
When a family sets a budget of ₹50 lakh for land, the mistake is spending all ₹50 lakh on the base plot price. Every property purchase in Maharashtra has statutory and running costs on top of the agreement value. Again, this is general guidance, so ask our team or your advisor for the exact cost sheet on the day you visit.
First, you will pay stamp duty, registration charges and legal fees when the agreement is registered in your name. Second, if a plot is not fenced or levelled, building a compound wall and gate around your land is an immediate out of pocket expense. Third, a gated township will have common maintenance charges to keep the security guards, street lights, garden crew and clubhouse running all year.
Always ask the developer for a single sheet that shows the base price, the government taxes and registration costs, and the monthly or yearly maintenance before you compare two plots.
A real example under ₹50 lakh: our ready township at Atgaon
Atgaon is our 27 acre gated township of 277 freehold non agricultural plots in Shahapur taluka, Thane district. It sits 2 km off the Mumbai to Nashik Highway, NH 160, about 60 km from Thane and 80 km from Mumbai, or roughly a two hour drive. It is also 4.9 km from Atgaon railway station if someone in the family prefers taking the train, and 14 km from the Samruddhi Mahamarg exit.
Entry plots here start at ₹49 lakh for a 2,260 sq ft plot. If you want more space later or have a larger budget, mid size plots start at 3,000 sq ft and the largest single plots go up to 3,900 sq ft. Two adjacent plots can also be combined if you want a corner or wider frontage.
The biggest difference at Atgaon is that you are not looking at empty fields with flags in the mud. The 9 m and 12 m tarred internal roads, LED street lights, water connection, electricity and underground drainage are already complete. While you take your time deciding when to build, you can already use the swimming pool, the poolside lawn, the floodlit box cricket arena, the La Casa restaurant and the air conditioned guest rooms at the clubhouse.
For families looking at plots near Mumbai under 50 lakh who do not want to part with a lump sum on day one, we offer a developer payment facility on select plots priced from ₹49 lakh. You choose your plot number on the sanctioned layout, pay the booking amount, get the plot registered in your name from booking, and pay ₹50,000 a month until it is paid off. There is no bank loan and no interest because you are paying the developer directly according to the schedule in your registered agreement. You can build whenever you are ready, with no deadline.
What to do and ask when you visit a plot site
Phone research is only useful for cutting a long list down to two or three sites. You cannot judge slope, road width or neighbourhood safety through a screen.
When you drive out to Atgaon or any other plotted layout along the highway, take an hour to walk the internal roads. Ask to see the sanctioned layout map and match the paper to the physical plot stone on the ground. Ask for copies of the NA order, the 7/12 extract and the draft agreement so your lawyer can read them calmly at home. Finally, have lunch at the clubhouse and check the guest rooms so you know how the township is actually looked after on a normal weekend.
