If you have ₹1 Cr to ₹1.5 Cr for a second property, you are probably looking at a flat in Thane or Navi Mumbai or a weekend home outside the city. Here is an honest look at a villa vs flat investment across rent, land, upkeep and family use.

What ₹1 Cr to ₹1.5 Cr actually buys you right now

If you already own the home you live in, a budget of ₹1 Cr to ₹1.5 Cr gives you two very different options for a second property. Inside the city peripheral belt, in places like Thane or Navi Mumbai, that money typically buys a compact apartment in a high rise tower. You get a front door in the sky, a parking slot, and a small undivided share of the building footprint shared with hundreds of other flat owners.

Take that same budget a little further out on the Mumbai to Nashik highway and the picture changes. At Kasara, about 2 hours and 15 minutes from Mumbai, a pool villa in the Sahyadri foothills starts at ₹1.09 Cr. At Shahapur, about 90 minutes from the city, customisable 2 to 5 bedroom riverfront pool villas start from ₹1.25 Cr.

Even below ₹1 Cr, ₹75 lakh all inclusive buys a two bedroom Glass Resort Suite. If you would rather build later, freehold non agricultural plots at Atgaon start from ₹49 lakh. The real question in a villa vs flat investment is not which asset is better in theory, but what you want this money to do for your family.

What you earn every month in rent

Most Mumbai families buy a second flat because it feels familiar and easy to rent out. Residential flats in the Mumbai region generally earn a rental yield of about 2% to 4% a year before tax. On a ₹1.09 Cr flat, 2% to 4% means roughly ₹18,000 to ₹36,000 a month in rent. Out of that amount, you pay monthly society maintenance, property tax, and one month of brokerage every time a tenant changes.

With a holiday villa, rental income depends entirely on who runs the property. If you buy an independent house and try to run bookings yourself, your income will go up and down with the seasons. If you buy into a managed programme where the developer takes the occupancy risk, the rent is assured in writing.

At our Kasara pool villas, which start at ₹1.09 Cr, the assured rent written into the registered agreement is up to ₹40,000 a month. That works out to about 4.4% a year on ₹1.09 Cr before tax, paid every month whether your villa was booked or stood empty. At Shahapur Villas, starting at ₹1.25 Cr, your villa is eligible for our managed rental programme so it can earn for you when you are not using it, though we do not quote a fixed monthly figure there.

If pure monthly cash flow at a lower ticket size is your goal, the Glass Resort Suites cost ₹75 lakh (registered under MahaRERA PR1330002500101; RERA details for our other projects are shared on request). They pay an assured rent starting at ₹21,000 a month in year one and rising by ₹1,000 every year to ₹35,000 a month in year fifteen, starting from the 19th month. That is about 3.4% to 5.6% a year on ₹75 lakh before tax, with zero maintenance charges for 15 years.

A rented flat in Thane belongs to the tenant for eleven months at a time. A managed weekend home can give you family time and rent in the same year.

Can your family actually use it on Friday evening?

Here is the biggest difference between the two choices, and the one spreadsheets usually miss. Once you put a tenant into a Thane or Navi Mumbai flat on an 11 month leave and licence agreement, that home belongs to the tenant. You cannot take your children there on a long weekend. For your family, a rented flat is just an entry on a bank statement.

A managed pool villa works both ways. Because it is run as short stay hospitality rather than a long term residential lease, it can be booked by guests when you are back in Mumbai. How many nights your own family can use it is set out in the agreement, so ask about it before you buy.

Who owns the land underneath?

We never promise or predict price growth as a number, because nobody can guarantee what the market will do ten years from now. What we can look at is what is written on your title deed.

When you buy a flat in a tower, you own the air between four walls and a tiny fraction of the society land. You cannot rebuild your home or change its outside walls without the agreement of the entire housing society. When you buy a villa at Shahapur or Kasara, you are buying a home on clear title, sanctioned land with your own private pool and garden.

The honest trade offs: upkeep, loans and resale

It would be dishonest to pretend a villa beats a flat on every count. There are three areas where a suburban flat is simpler, and you should weigh them carefully before deciding on a villa vs flat investment.

How to decide which one fits your family

Ask yourself three simple questions before you sign a cheque for either option. First, do you need to be able to sell this property within three to four years? If yes, buy a flat or keep the money in a financial instrument, because rural and weekend property needs a longer horizon.

Second, are you buying this so a child can live in it later for college or work in the city? If yes, a flat in Thane or Navi Mumbai makes complete sense. Third, if you have no plan to ever live in a Thane apartment yourself, ask why you are tying up ₹1.25 Cr for a 2% to 4% rental yield and tenant phone calls.

If what you really want is a place where your parents and kids can spend weekends by their own pool, while a management team looks after the house and puts rent in your account, come and see how the numbers work on the ground. Ask us to show you the sanctioned layouts, the title papers, and the exact rental clauses in the registered agreement.
