If you are looking up the villa price in Kasara this year, our pool villas in the Sahyadri foothills start at ₹1.09 Cr. Here is what that money buys, how the assured monthly rent works, and what you need to know about running costs.

What a pool villa in Kasara costs right now

Most Mumbai families start their weekend home search by trying to get a straight number out of a developer. At our Kasara community, the price starts at ₹1.09 Cr onwards.

This is the lowest entry price among all our villa communities. We are able to price Kasara lower than our closer projects because of where the land is.

You drive about 2 hours 15 minutes from Mumbai, or take a train on the Central line to Kasara station. In exchange for that extra drive time, you pay a lower ticket price and get the highest and coolest climate of all our villa locations.

What the ₹1.09 Cr price includes

When you evaluate the villa price in Kasara, you have to look closely at what is inside your boundary wall and what the community provides. You are not buying an empty piece of land where you have to hire your own contractor later.

You are buying a sanctioned, clear title plot wrapped in forest, with the villa and its private swimming pool built for you. Right now, the foundation and structure work is underway at the site.

Along with the house, the community setup includes things that make a weekend stay comfortable for a family:

Over twelve months, up to ₹40,000 a month adds up to ₹4,80,000 a year, which is about 4.4% a year on ₹1.09 Cr before tax, written into your registered agreement.

How the ₹40,000 monthly assured rent works

A second home sits empty on most weekdays. At Kasara, we run a managed rental programme on the same model as our Glass Resort Suites in Shahapur.

This gives you an assured rent of up to ₹40,000 a month. Over twelve months, ₹40,000 a month adds up to ₹4,80,000 a year. On a starting price of ₹1.09 Cr, that works out to a return of about 4.4% a year before tax. For comparison, a residential flat in Mumbai usually earns between 2% and 4% a year in rent, which would be roughly ₹2.18 lakh to ₹4.36 lakh a year on the same ₹1.09 Cr.

We do not call this a guaranteed return. What we do is write the assured rental amount directly into your registered sale agreement. You get paid the assured rent every month, whether your villa was booked by guests that month or stood empty.

What it takes to run and maintain the villa

Buying a villa with a pool is easy. Looking after a pool and a garden from two hours away in Mumbai is the hard part. If you buy an independent house on your own, you will spend your weekends fixing water pumps and arguing with local caretakers.

At Kasara, maintenance and 24 hour security are built into how the community runs. Because we manage the property and run the rental programme, our team handles the day to day upkeep of the villas, the pools, and the common areas.

When you sit down with our team to read the draft agreement, ask for the exact breakdown of how maintenance costs are handled while your villa is in the rental pool. Also keep in mind that rental income in India is taxable, and you will pay stamp duty and registration charges on top of the ₹1.09 Cr base price when you buy. That is general guidance rather than tax or legal advice, so it is always smart to have your chartered accountant check the final sheet.

How Kasara compares with Shahapur and Igatpuri

Buyers comparing the villa price in Kasara usually look at Shahapur and Igatpuri on the same weekend trip, since all three sit along the Mumbai to Nashik belt. Even without putting every project price side by side, the differences in what you get are very clear.

Kasara is our lowest priced villa community at ₹1.09 Cr onwards, and it is the only villa project we have with an assured monthly rent written into the agreement. Shahapur is closer to Mumbai and has both our standard pool villas and our fully managed Glass Resort Suites, which are smaller hotel style units rather than full villas.

If you drive a little further past Kasara up the ghat, you reach Igatpuri. At Igatpuri, just like at Khardi, we do not sell standard villas. We build private 10,000 sq ft estates. Because those are large land estates, they sit in a completely different category from a ₹1.09 Cr villa. Also, rental income for the estates at Igatpuri and Khardi is illustrative based on bookings and never a fixed assured number.

What to ask before you decide

If ₹1.09 Cr fits your budget and you like the idea of a cooler hill climate, the best next step is to check the facts on the ground. Do not take any brochure at face value, including ours.

Ask our team to show you the current construction photos of the foundation and structure at Kasara, or drive up on a Saturday morning to see the progress yourself. Ask to read the draft agreement so you can see the ₹40,000 assured rent clause in black and white, and ask what the agreement says if the rental programme ever stops.

Finally, ask for the project registration details and the clear title documents for the land. We share registration details per project on request, and we are happy to walk you through every page before you make up your mind.
