Almost every Mumbai family starts their second home search by looking at a villa for sale in Lonavala. Here is what Lonavala does best, and why many families also drive up the Mumbai to Nashik corridor before deciding.

Why almost every search starts in Lonavala

When a family in Mumbai or Thane decides to buy a weekend home, Lonavala is usually the first word on the table. You have probably gone there since childhood. You know the highway, the ghat, the restaurants, and the monsoon mist.

Because it is the best known hill town near Mumbai, searching for a villa for sale in Lonavala feels safe. There is a deep market of older bungalows, gated communities, and holiday rentals. If you have family or friends in Pune, it sits neatly between the two cities so everyone can meet halfway.

There is nothing wrong with buying in Lonavala. For a lot of people, having a famous address and plenty of cafes nearby is the whole point of a weekend home.

The trade off of a famous weekend town

The reason Lonavala is famous is also the reason some families keep looking. Everybody else from Mumbai and Pune has the exact same plan on a Friday evening, especially when it rains.

A town that has been built up for decades naturally runs out of open land. Newer projects often sit on smaller plots or further away from the main town. On long weekends, the main market road and the ghat section can feel a lot like the city traffic you just left behind.

For families who want a lively town outside their gate, that energy is a plus. For families who want to hear birds, swim in their own pool without neighbours looking in, and reach home without sitting at a toll bottleneck, it becomes a reason to look at other highways.

When you compare two weekend towns, the real difference is not the bricks or the tiles, it is how your Saturday feels and who looks after the pool on Tuesday.

What the Mumbai to Nashik corridor offers instead

Turn north instead of south east, and you are on the Mumbai to Nashik highway, NH 160. This belt runs through Shahapur, Atgaon, Khardi, Kasara, and up into Igatpuri in the Western Ghats. For most families living in Thane, Mulund, Powai, Dadar, or the central suburbs, the drive to Shahapur is often as short as the drive to Lonavala, or shorter.

Because this corridor developed later as a second home belt, the land parcels are larger and the hills are quieter. Much of the Shahapur and Khardi belt sits near the Tansa and Bhatsa water catchments that supply Mumbai, which keeps the surroundings green and open.

Here is what we build along this road, with the actual numbers so you can compare them with whatever you are seeing in Lonavala:

How the two directions compare in real life

When you evaluate a villa for sale in Lonavala against a home on the Nashik corridor, the real difference is not the bricks or the tiles. It is how your Saturday feels and how the house is looked after on Tuesday.

In Lonavala, you are buying into an established holiday town with easy access from Pune and plenty of places to eat out. On the Nashik side, you are buying space, water, and quiet, usually inside a fully managed community where the resort or estate itself has what your family needs for the weekend.

Take maintenance and rent as an example. In our Kasara villas and our Glass Resort Suites at Shahapur (MahaRERA PR1330002500101), Meravilla Pool City runs the rental programme and pays an assured monthly rent whether your home was booked or empty. In our Shahapur villas, your home is eligible for our managed rental programme so it can earn when you are not using it. At Khardi and Igatpuri, you own a 10,000 sq ft estate that can earn from staycations, corporate offsites, and family events, though we do not promise a fixed number there because we do not run those bookings.

Who should buy in Lonavala, and who prefers the Nashik side

We have delivered 50+ villas and have 150+ under construction across our communities, and we still tell some buyers that Lonavala fits them better. A second home is a big purchase. It only works if it matches how your family actually travels.

Lonavala makes more sense if half your family drives in from Pune, if you live in Navi Mumbai or Panvel right at the start of the Expressway, or if your family prefers going out to town markets and restaurants every evening.

The Mumbai to Nashik corridor makes more sense if you live in Mumbai or Thane, if you want a 90 minute drive to Shahapur without ghat jams, if you want a full 10,000 sq ft estate in Khardi or Igatpuri, or if you want a managed home where upkeep and rental are handled by the developer.

What to do before you decide on either side

Do not judge either belt from a brochure or a phone screen. Spend two weekends on the road before you put down a token anywhere.

On the first weekend, drive to view a villa for sale in Lonavala on a Friday evening around 5 pm, and drive back on Sunday evening. Check the exact plot size in sq ft, ask whether the land is non agricultural with a clear title, and ask who cleans the pool in July when it rains every day.

On the second weekend, take the same Friday evening test drive up to Shahapur, Khardi, or Kasara. Walk the land, see the 50+ villas already delivered, and ask to read the registered agreement and project registration details, which we share per project on request.
