A good weekend house is not always a good house for your sixties and seventies. Here is how to judge a retirement home near Mumbai before you put your money down.

Why a holiday home and a retirement home are not the same thing

Most people start looking for a retirement home near Mumbai when they are in their late forties or fifties. At that age, you judge a property by how it feels on a Saturday evening. You look at the view, the pool and the open lawn.

Ten or fifteen years later, your body asks different questions. A steep hillside plot that felt dramatic at forty five becomes a knee problem at sixty eight. A remote farmhouse two hours off the highway feels peaceful until you need a pharmacy at ten at night.

The smartest buyers we meet do not buy two separate properties. They buy one home in their forties that works for weekends now, and is built sensibly enough to live in full time later.

Distance to hospitals, trains and your children in Mumbai

When we build weekend homes between Mumbai and Nashik, we talk a lot about clean air and hills. If you are planning to retire in one of them, we will give you an honest warning first. Outskirts locations do not have major city hospitals next door.

Before you book any property for your later years, drive from the gate to the nearest town clinic and time it yourself. Then check how long it takes to reach a large hospital in Thane, Kalyan or Nashik. If you have a health condition that needs a specialist every week, living full time outside the city may not be the right move at all.

You also want to check how your children and grandchildren will reach you. A drive of about 90 minutes from Mumbai to Shahapur means family will actually come for Sunday lunch. It also helps when there is a Central line station nearby, like Atgaon, Khardi, Kasara or Igatpuri, so domestic staff or visiting relatives can travel without needing a car.

Single level living and what happens to your knees

Stairs are the biggest mistake people make when designing a second home for retirement. A bedroom on the upper floor with a balcony view is lovely today. In twenty years, you will want to live, sleep and walk out to the garden on one flat level.

You have a few ways to solve this depending on what you buy:

If you are looking at a customisable villa at Shahapur, priced from ₹1.25 Cr onwards for 2 to 5 bedrooms, ask our architects to put the main bedroom and a wide bathroom on the ground floor. Keep the upstairs rooms for when your children visit.

If you want zero garden work, the Glass Resort Suites at Shahapur are ₹75 lakh all inclusive, and our resort team handles all the upkeep. If you want to design your own ground floor house from scratch, freehold non agricultural plots at Atgaon start from ₹49 lakh for 2,260 to 3,900 sq ft, where tarred roads, lights, water and the clubhouse are already built.

Upkeep, security and who changes the light bulbs

An independent bungalow on a standalone village plot is a second job. When the water pump breaks in July, or the grass grows waist high in August, you are the one calling the local electrician and arguing about the bill. That is tiring at forty and exhausting at seventy.

In retirement, you want a gated community with 24 hour security, compound walls and a management team already on site, so you are never alone on a dark road and never have to chase a plumber yourself. At Atgaon, for example, the gates are manned round the clock with CCTV, and our Shahapur community is gated and managed.

If you are moving with a full time caretaker or a driver, plan where they will sleep. Our 10,000 sq ft private estates at Khardi, starting at ₹3.25 Cr, and Igatpuri, starting at ₹4.25 Cr, include 200 sq ft of separate staff quarters inside your own gate, alongside a 2,000 sq ft villa. Your help stays close enough to call, while your house stays private.

The buy at forty five and retire at sixty plan

Waiting until the day you retire to buy land or a villa has two drawbacks. You spend your fifties without a place to enjoy with your family.

Many Mumbai families use a two step approach instead. They buy in their forties, use the home on weekends while they are still working, and let the property pay for part of itself until they are ready to move in more often.

For example, with the Glass Resort Suites at Shahapur (MahaRERA PR1330002500101), you can pay ₹1 lakh to reserve, 10% of the ₹75 lakh value (which is ₹7.5 lakh) within 15 to 20 days, another 10% (₹7.5 lakh) in the 18th month, and ₹50,000 a month for 120 months directly to the developer with no bank loan and no interest. From the 19th month, the suite pays you an assured rent starting at ₹21,000 a month in year one and rising by ₹1,000 every year to ₹35,000 a month in year fifteen, written in the registered agreement. That is a return of about 3.4% to 5.6% a year on ₹75 lakh before tax, with zero maintenance charges for 15 years and 21 complimentary holiday nights a year.

If you prefer a full villa with a cooler climate, Kasara starts at ₹1.09 Cr and offers an assured rent of up to ₹40,000 a month in the registered agreement, which is about 4.4% a year before tax. If you would rather buy land now and build closer to retirement, Atgaon lets you pay ₹50,000 a month with no interest, register the plot in your name from booking, and use the open clubhouse and air conditioned guest rooms right away.
