If you are an NRI in Dubai buying property in Mumbai or the hills around it, the hard part is not the payment. It is making sure someone looks after the home while you are two thousand kilometres away.

Why Gulf families look outside the city limits

Can you buy a villa or plot near Mumbai while sitting in Dubai, Abu Dhabi or Doha, without flying down for every signature? Yes, you can. Most of our overseas buyers do the groundwork over video calls, which is easy because Dubai is only an hour and a half behind India.

When an NRI in Dubai is buying property in Mumbai, the first instinct is usually a flat in the suburbs. Then the reality of owning a city flat from abroad sets in. You have to find a tenant every eleven months, deal with society secretaries over WhatsApp, and pay for repairs you cannot inspect yourself.

That is why many Gulf families look about 90 minutes to 2 hours outside the city along the Mumbai to Nashik highway instead. When they fly down for school holidays in July or December, they want a place with a private pool where their parents from Mumbai or Thane can join them for a few days. The rest of the year, they want one company to keep the property clean, safe and earning.

How you can pay without Indian bank loan paperwork

Every payment for Indian property by a non resident has to come through banking channels in India. In practice, that means transferring dirhams or riyals into your NRE or NRO account, or paying directly from those accounts by cheque or bank transfer. You cannot pay in foreign currency directly to a developer, and you should never pay cash.

Getting an NRI home loan from an Indian bank is possible, but the paperwork is heavy. Banks ask for attested salary certificates, Gulf bank statements, credit bureau reports and embassy attestations. Many buyers in the Gulf simply do not want that errand list.

For two of our properties, you can skip the bank completely and pay the developer in monthly parts with no interest. At the Glass Resort Suites, priced at ₹75 lakh all inclusive, you pay ₹1 lakh to reserve, 10 percent (which is ₹7.5 lakh) within 15 to 20 days, another 10 percent (₹7.5 lakh) in the 18th month, and ₹50,000 a month for 120 months. At our Atgaon township, where freehold non agricultural plots start at ₹49 lakh, you pay a booking amount and then ₹50,000 a month until the plot is paid off. There is no bank, no credit check and no interest, because you are paying the developer directly under a registered agreement.

A second home in India only works for a family in Dubai if there is one person to call and zero upkeep to manage from abroad.

Signing from Dubai using a Power of Attorney

Under Indian law, a non resident with an Indian passport or an OCI card can buy residential property and non agricultural land. You cannot buy agricultural land or a farmhouse on farm land. Our projects are sold with clear title on sanctioned land, and our plots and estates are non agricultural. Ask your lawyer to confirm the land status for the exact project you choose before you pay.

To register the Agreement for Sale without flying to Mumbai, you have two clean paths. You can time the registration with your annual family trip to India, which takes one morning at the sub registrar office. Or you can give a Specific Power of Attorney to a trusted parent, sibling or spouse in Mumbai.

If you execute the Power of Attorney in Dubai or elsewhere in the Gulf, it has to be signed before the Indian Consulate or Embassy there, sent to Mumbai, and adjudicated at the stamp office here within the statutory window. Please treat this as general guidance, not legal advice. Always have your own property lawyer in Mumbai draft the Power of Attorney and check the title documents before you send a dirham.

How to inspect a project from two thousand kilometres away

An NRI in Dubai buying property in Mumbai or Thane district has every right to be sceptical of glossy renders. You cannot tell from a brochure in Business Bay whether a road in Shahapur is actually tarred.

We handle this in two ways. First, we can do a live WhatsApp video walk from the site. Because Dubai is only an hour and a half behind India, a 5 pm walk in Shahapur is 3.30 pm for you. You can ask our team member to turn the camera toward the entrance gate, the internal roads, the clubhouse or the exact plot marker.

Second, we encourage you to send a family member from Mumbai or Thane to see the land in person. For the Glass Resort Suites, you can also check our registration directly on the state portal using MahaRERA number PR1330002500101. For our other projects, registration details and title papers are shared per project on request so your lawyer in India can verify them independently.

How the rent reaches your account while you are abroad

If you live in the Gulf, an unmanaged villa in India quickly becomes a second job. Pumps fail in the monsoon, gardens overgrow, and caretakers stop answering calls. A second home only works for an overseas owner if the builder stays on to run it.

At our Glass Resort Suites in Shahapur and our pool villas in Kasara, we pay an assured monthly rent written into the registered agreement. At the Glass Resort Suites (₹75 lakh all inclusive), the rent starts from the 19th month at ₹21,000 a month in year one and rises by ₹1,000 every year to ₹35,000 a month in year fifteen. That works out to about 3.4 percent to 5.6 percent a year on ₹75 lakh before tax, and maintenance is zero for 15 years. At Kasara, where pool villas start at ₹1.09 Cr, the assured rent is up to ₹40,000 a month, which is about 4.4 percent a year before tax.

We pay that rent into your NRO account every month whether your unit was booked by guests or stood empty. Under Indian tax rules, rental income paid to an NRI has tax deducted at source (TDS), and rent gets a standard 30 percent deduction for repairs and upkeep when you file your Indian return. This is general guidance, not tax advice. Speak to a chartered accountant who handles NRI taxation to set up your NRO account and repatriation paperwork properly.

If you prefer a larger property, our customisable 2 to 5 bedroom riverfront villas at Shahapur (from ₹1.25 Cr, with only the last 10 units left) and our 10,000 sq ft private estates at Khardi (from ₹3.25 Cr) and Igatpuri (from ₹4.25 Cr) can earn from stays and events, though we do not promise a fixed monthly figure on those.

Questions Gulf buyers ask us every week

Most of our calls from the UAE, Qatar, Oman and Saudi Arabia come down to the same four practical questions. Here are the straight answers.

What to ask us on your first video call

Before you book a ticket or sign a form, book a twenty minute video call with our team at a time that suits Dubai or Doha hours. Ask us to show you the sanctioned layout and the draft agreement for the project you like.

Then send those papers to your lawyer and your chartered accountant in Mumbai. If you have parents or siblings in the city, invite them to visit Shahapur or Atgaon and see the tarred roads, the pools and what is already built with their own eyes.
