A weekend home only works if the Friday evening journey does not exhaust you. Here is what the trip from Mumbai to Igatpuri and Kasara actually looks like by road and by rail.
Why the drive matters more than the floor plan
Most families buy a second home imagining Saturday morning by the pool. They forget about Friday evening on the highway.
When we build between Mumbai and Nashik, across Shahapur, Atgaon, Khardi, Kasara and Igatpuri, the first question buyers ask is how long it really takes to get there. Every property brochure says the drive is fast and smooth. The truth is that your travel time depends heavily on when you leave, where in Mumbai or Thane you start, and whether you drive or take the train.
If a house takes four hours of stressful driving each way, you will stop going after the first six months. A two hour journey changes how often you use the home.
Driving from Mumbai to Igatpuri and Kasara by road
If you are driving from Mumbai to Igatpuri, the distance is about 120 km via the NH 160 Mumbai to Nashik Expressway. In normal conditions, the drive takes about 2 hours from Mumbai. From Igatpuri, Nashik city is about 45 km further ahead.
Kasara sits just before the ghat section begins as you climb toward Igatpuri. Both towns are served by the main highway corridor, and the route connects into the wider road network including the Samruddhi Mahamarg.
Will it always take 2 hours? No. It depends on traffic. Leaving South Mumbai at 6 pm on a rainy Friday or a long weekend will take longer because of city bottlenecks and truck movement on the ghat. Leaving Thane on a Saturday morning at 7 am is a completely different experience. We always tell buyers to test the road at the exact time their family usually travels.
The Central line train option to Kasara and Igatpuri
One reason Mumbai and Thane families prefer the Nashik belt over coastal or southern hills is the railway line. You do not always have to drive.
Kasara is the final stop on the Mumbai suburban Central line. You can board a regular local train from CSMT, Dadar, Kurla, Ghatkopar, Mulund, Thane or Kalyan and step off at Kasara station without booking a ticket days in advance.
Igatpuri is the next major stop up the ghat. It has its own railway station on the Central line between Mumbai and Nashik Road, served by outstation and long distance trains. How long the train takes depends on where you board and whether you take a fast local to Kasara or a long distance train up to Igatpuri.
- Teenagers or grandparents can travel independently by train while the rest of the family comes by car later.
- Your house staff or caretakers can reach the property easily using public transport.
- During heavy monsoon weekends in July and August, you can skip the highway ghat drive entirely.
- If you rent out your home, guests without cars have a direct way to reach the town.
Kasara vs Igatpuri: Which stop fits your weekend
Because Kasara and Igatpuri sit on either side of the ghat climb, they offer two very different types of ownership.
At Kasara, we build pool villas with an assured rent of up to ₹40,000 a month written into the registered agreement. Because it is on the suburban local train network and sits before the steep ghat climb, it works well for families who want quick weekend turnarounds and predictable monthly income.
Igatpuri is deeper in the hills, in Nashik district. It is a Western Ghats hill station of misty valleys, lakes, waterfalls and the Vipassana retreat. Here we are building only five private 10,000 sq ft non agricultural estates, priced from ₹4.25 Cr onwards. Each estate holds a 2,000 sq ft villa, a 1,000 sq ft party hall, a 1,000 sq ft game zone, a 750 sq ft six seat home theatre, a 250 sq ft pool, a 300 sq ft two level gazebo, a 750 sq ft children's play area, a 1,500 sq ft turf and 200 sq ft staff quarters. Stays, corporate offsites and private events here can earn revenue, though we do not promise a fixed number because we do not run the bookings.
How travel access changes what your home is worth to you
When you put ₹4.25 Cr into a private estate at Igatpuri or buy a pool villa at Kasara, the real return is how many weekends your family actually spends there. A route with both an expressway and a railway line means you are never stuck with only one way to reach your property.
Good road and rail access also matters if you plan to host corporate offsites or family events. When thirty people are coming for a birthday at your party hall, or a company team is booking your estate for a weekday offsite, being 120 km from Mumbai on a major highway with a railway station in town makes the logistics simple.
How to test the journey before you decide
Do not take our word for the travel time, and do not trust a map app at midnight. Pick a normal weekend and do the trip yourself.
Drive from Mumbai to Igatpuri on a Saturday morning, walk the estate land, and check the approach road from the highway to the gate. On the way back, stop at Kasara and see how the distance and setting feel different. If you want to check the paperwork while you are there, ask our team for the sanctioned layout, clear title papers and project registration details, which are shared per project on request.
