If you are checking the Khardi property price in 2026, our 10,000 sq ft private estates start at ₹3.25 Cr. Here is what actually gets built on your land for that money, and why it costs less than the exact same layout further up the highway in Igatpuri.

What ₹3.25 Cr buys you at Khardi

When people look up the Khardi property price, they are usually comparing two very different things. One is a bare plot of land where you have to deal with contractors for two years. The other is a regular villa inside a dense complex where you share the pool and lawn with many other families.

At Meravilla Pool City in Khardi, ₹3.25 Cr onwards is the price for a complete 10,000 sq ft private estate. It is not a villa in someone else's resort. It is an entire resort behind your own gate, with your name on the outside. We are building only 20 of these estates because the total land parcel divided by 10,000 sq ft per owner only holds 20.

The land is a freehold, non agricultural plot with a clear title and a sanctioned layout. Registration details are shared per project on request. Instead of leaving you with empty grass, the price covers ten distinct zones built across that 10,000 sq ft.

Why the Khardi property price is lower than Igatpuri

We build this exact same 10,000 sq ft estate layout in Igatpuri as well. Buyers often ask why the Khardi estate costs about three quarters of the Igatpuri price.

It is the same estate in a different location. Igatpuri sits further out and deeper in the hills, in Nashik district, with a hill station setting of lakes and waterfalls. Khardi sits closer to Mumbai in Shahapur taluka, inside Thane district.

You get the exact same 2,000 sq ft villa, the same 1,000 sq ft party hall, the same theatre, and the same 10,000 sq ft plot size. If you care more about what is inside your gate than having an Igatpuri address, Khardi lets you keep a large part of your capital in the bank while cutting your drive time.

At Khardi, ₹3.25 Cr does not buy a villa inside someone else's complex. It buys a 10,000 sq ft private resort behind your own gate.

Where Khardi sits and how long the drive takes

Khardi is about 80 km from Mumbai on the Mumbai to Nashik Expressway, which takes about 90 minutes by car on a normal day. It is close to the old highway as well as the Samruddhi Mahamarg, and about 24 km before you reach Igatpuri.

Unlike many rural second home belts that require a car for everything, Khardi has a working local train station on the Central line between Kalyan and Kasara. That makes it easy for extended family, teenage kids, or domestic staff to travel up and down without needing a chauffeur.

The land sits ringed by the Sahyadri hills, near Mahuli Fort and the Tansa forest. This belt is inside a protected catchment that supplies Mumbai's water, so the air and the green surroundings stay the way they are.

Costs to budget beyond the base price

No property in Maharashtra stops at the base price on the brochure. When you sit down with your family to calculate the final Khardi property price, you need to set aside money for two other things: government taxes at purchase, and monthly upkeep after possession.

First, you will pay stamp duty, registration charges, and applicable GST as per the registered agreement. Please treat this as general guidance rather than legal or tax advice, because the exact rupee amount depends on the final agreement value and whether the property is registered in a man's or a woman's name.

Second, a 10,000 sq ft estate takes real work to keep clean. A pool needs filtering, a 1,500 sq ft turf needs brushing, and extensive gardens need watering every day. We offer managed upkeep so you do not have to spend your Saturday mornings chasing a local plumber or gardener, and we share the current monthly maintenance estimates transparently when you visit.

Can a Khardi estate earn rental income?

Yes, an estate of this size can earn revenue from three main streams: weekend staycation bookings, corporate offsites, and private family events like milestone birthdays or intimate weddings. A large family group or a small company team fits easily here because of the party hall, game zone, and turf.

However, we need to be completely clear about how the money works. Unlike our smaller villas at Kasara or our Glass Resort Suites at Shahapur, Meravilla Pool City does not offer an assured monthly rent cheque at Khardi. We do not run the hotel bookings here, so any rental income is illustrative and depends on how often you let the property out. We never quote or promise a fixed monthly rupee figure for Khardi.

Who this estate fits, and what to check on site

A ₹3.25 Cr private estate is not the right fit if you are a couple looking for a small lock and leave weekend room, or an investor whose main goal is a fixed monthly rent written into the agreement. For those needs, our Shahapur resort suites or Kasara villas make much more sense.

Khardi is built for large joint families who travel together with parents, kids, and pets, and who are tired of booking four separate resort rooms every time they take a break. If that sounds like your family, come for a drive and ask our team for three things on site: the sanctioned layout showing the 20 plots, the clear title and non agricultural papers, and a walk around an actual 10,000 sq ft boundary so you can feel the scale on the ground.
