When Mumbai families look for a farmhouse near Mumbai, they usually picture a big gate, open grass and nobody else around. Before you buy raw land, compare what it takes to build and run it with a managed villa or a built estate.

What people actually mean when they say farmhouse

Most Mumbai families who search for a farmhouse near Mumbai are not looking to grow crops. They want space. They want a big lawn where the kids and the dog can run, a pool that nobody else uses, and a gate that closes out the city.

In the property market between Mumbai and Nashik, that wish splits into three very different things. You can buy raw agricultural land and try to build on it. You can buy a villa inside a managed resort project, like our villas at Shahapur and Kasara. Or you can buy a built private estate on a 10,000 sq ft non agricultural plot, like our estates at Khardi and Igatpuri.

Each option gives you a weekend home. What changes is how much legal risk you take, how many weekends you spend managing contractors, and who cleans the pool on a Tuesday.

Land title and what you are allowed to build

A true farmhouse stands on agricultural land. In Maharashtra, rules around who can buy agricultural land and how much of it you can build on are strict. Often you can only build a small farm structure, and getting clear permission for a large house and pool takes months of local paperwork.

A villa or a private estate sits on a non agricultural plot, called an NA plot. The land is already approved for residential construction, with a sanctioned layout and a clear title. If you want to build at your own pace without buying agricultural land, we also sell freehold NA plots at Atgaon.

This legal guidance is general information, not formal advice. You should always have an independent lawyer check the title papers before you buy any land.

Most families who ask for a farmhouse do not want to farm or manage contractors for two years. They just want a big gate, open grass and their own pool.

Two years of construction versus walking in with a bag

Buying a raw plot means becoming a project manager. You have to build a boundary wall, bore a well, bring in an electricity connection, find a local contractor, and drive out from Mumbai or Thane every second Saturday to check the cement and tiles.

For some buyers, that project is the whole point. If you have the time and want to design every room from scratch, raw land or an NA plot is the right route.

Most families we meet do not want a second job. With a built villa or a built estate, the house, the pool and the garden are delivered to you. Over the last 7 plus years, we have delivered 50 plus villas and developed over 20 lakh sq ft across the Mumbai to Nashik belt, with 150 plus villas under construction. You buy a finished home, not a two year building site.

Upkeep, security and the Monday to Friday problem

A standalone farmhouse is empty five days a week. You need a trusted caretaker living on the land, someone to guard the boundary, a person to trim the grass in the monsoon, and someone to keep the pool water clean.

If your caretaker leaves without warning, your weekend goes into finding a replacement instead of resting. If a pipe bursts on a Wednesday, nobody knows until you arrive on Friday night.

In a villa project at Shahapur or Kasara, or in our fully managed Glass Resort Suites at Shahapur, a team looks after security and upkeep every day. At our Khardi estates, even though the 10,000 sq ft plot is yours alone, each estate includes a separate 200 sq ft staff quarters so help can stay on site without being inside your house.

What happens if you want rental income or want to sell later

A standalone farmhouse is hard to rent out safely. You have to market it yourself, verify guests, hand over keys, and handle cleaning and repairs after every group leaves. Selling a standalone farmhouse later is also slower, because the next buyer has to recheck the agricultural land papers and trust the quality of your private construction.

With a managed property, rental income works differently depending on what you buy. Our Kasara villas and the Glass Resort Suites at Shahapur come with assured rent written into the registered agreement. Our 10,000 sq ft estates at Khardi and Igatpuri do not have assured rent because we do not run the bookings there, though they can earn from staycation rentals, corporate offsites and private events like birthdays.

Resale on an NA plot with a clear title and a sanctioned layout is simpler. Banks, lawyers and future buyers understand NA residential papers right away.

The middle path: a 10,000 sq ft private estate at Khardi

Many families ask for a farmhouse near Mumbai because they feel a standard villa in a shared complex is too small or too crowded. They do not want to share a pool or hear the neighbour's music.

That is why we built the private estates at Khardi, about 80 km and 90 minutes from Mumbai on the Mumbai to Nashik Expressway. There are only 20 estates because the land divided by 10,000 sq ft per owner only holds 20. Each estate is a complete private resort behind one gate with your name on it, priced from ₹3.25 Cr onwards. The same estate at Igatpuri starts at ₹4.25 Cr.

When a raw farmhouse makes more sense, and what to ask next

Buy a raw farmhouse plot if you already hold agricultural status, want multiple acres for farming or horses, and genuinely enjoy building a house over two or three years. No developer project will give you five acres of farmland.

Buy a managed villa if you want a weekend place with a pool, zero construction stress, and assured rent in the agreement like at Kasara. Buy a private estate at Khardi or Igatpuri if you want the scale and privacy of a farmhouse near Mumbai, but built on a clear NA plot where someone else handles the hard work.

Before you decide, drive out and see both. Look at a raw plot in the area, ask local owners what they pay their caretaker and how long electricity took, and then walk through a finished estate.
